What is a modular home?
We're glad you asked! "Modular" can be a bit confusing in today's current market.
Modular homes in the south are a relatively new phenomenon, however in the northern states, they are well established. Why? Simply, the winter weather in the north demands another solution and modular is the obvious choice. Modular homes are constructed under roof, shipped to the site and finished on site, overcoming the vast majority of winter weather problems, while using the same or better materials for construction.
Because they are constructed under roof, in assembly line fashion, they are more square, better inspected, better quality controlled and ... much, much cheaper. Typical labor costs of site built homes can make up 45% - 55% of the cost of building. Modular construction cuts this down to approximately 15%.
Modular homes do bear some similarity to the manufactured home process, yet this is largely where the similarity ends. Be advised though ... while all modular builders must meet state and local codes, there is a vast difference from one builder to another. There's a difference between just meeting a standard and exceeding in ways that make sense and save you, the client, money, time and headaches down the line.
